Tenants favour 'light and bright' homes, so take advantage of the longer days and ensure your property is flooded with natural light. Remove obstructions from windows, invest in ample lighting and de-clutter.

At this time of year tenants search for property with outside space. Invest in a few pots or bright flowers, freshen tired paintwork and present the space as to how it might best be used.

Tips for landlords

Think through all your options to find your ideal home. If you are looking for a garden, consider places with roof terraces or internal courtyards - and if space is more important than location be prepared to expand your search area.

Be as specific as you can with your list of requirements. A 'great' kitchen can mean an oversized room to one person and a high tech space to another.

Make a house a home by personalising every room.

When viewing a property, picture the space with accessories such as rugs, cushions, dramatic bedspreads or mood lighting such as up-lighters or lamps.
